Why Fort Myers Attics Leak Heat

Attic air sealing and insulation in Fort Myers go together. On a summer afternoon the attic above a Florida roof gets far hotter than the outdoors, and any gap in the ceiling lets that hot, humid air into the house. Insulation slows heat moving through the ceiling; air sealing stops air moving through it. Loose insulation alone does little against air leaks, so sealing comes first.

Where attics leak

Common leak points in Lee County homes: the attic access hatch or pull-down stairs, recessed lights, bath and kitchen fans, plumbing vents, wiring holes in the tops of interior walls, dropped soffits over cabinets, and the air handler platform and return plenum. Duct connections in the attic are often the worst leaks in the house, because the system actively pulls attic air in through them. Sealing those is part of the job.

How much insulation

The Insulation Institute's summary of Florida's 2023 energy code lists R-38 for ceilings in Climate Zone 2. ENERGY STAR recommends R-49 for an uninsulated Zone 2 attic, or adding R-38 to an attic with 3 to 4 inches. Fort Myers' newer homes, with a 2001 median build year in Point2Homes' census summary, usually started with more insulation than older ones, but compression and service work reduce it over time.

Blown-in or roof deck foam

For most vented attics with ducts in decent shape, blown-in fiberglass or cellulose over a sealed ceiling is the most cost-effective path to R-38 or R-49. HomeGuide lists an average attic insulation job at about $1,800 and blown-in at $0.90 to $2.40 per square foot. Where ducts are extensive or in poor shape, spraying foam under the roof deck may be the better fix, at $1,500 to $9,000 in HomeGuide's guide. We price both when both apply.

Ventilation and clearances

Vented attics need air moving from soffit to ridge. We install baffles at the eaves so insulation does not block the soffit vents, and keep insulation clear of flues and fixtures that need clearance. Bath fans that dump into the attic should be ducted outside, since that humid air adds to the attic's moisture load.

Condos and townhomes

About half of Fort Myers housing units are in multi-unit buildings. In a condo or townhome, the attic may be shared or controlled by the association. We can look at what is within your unit and explain options, but any work in shared spaces needs association approval first.

FPL rebate

FPL lists a ceiling insulation rebate for homes with existing ceiling insulation below R-8, through its participating contractors. Check the current terms before work.

Attic Air Sealing & Insulation Questions

Is it better to add insulation or replace it?

If what is there is dry and clean, adding on top works. If it is wet, soiled or blocking sealing work, remove it first.

How long does an attic job take?

Most sealing and blown-in jobs take a day.

Will this lower my FPL bill?

In under-insulated, leaky attics, sealing and insulating usually reduce the cooling load. How much depends on the starting point and the system.

Can you work in a condo attic?

With association approval for shared spaces. We can look and explain options.
